is a private mortgage practice for buyers whose balance sheets — and houses — do not fit standard boxes. Jumbo, portfolio and second-home lending, underwritten with the care of a family office and the candor of good counsel.
A mortgage is a purchase of certainty. We price it accordingly.
Most lending is built for throughput — a thousand identical files a month, each pushed through the same chute. Meridian was built the other way around: a deliberately small book of complex engagements, each argued on its merits to lenders who can actually read one.
¹ We decline more engagements than we accept. It keeps the work exact — and it is why the files we do take tend to close on schedule.

Seventeen years in, I still read every file myself. Not because I distrust my colleagues — because the interesting problems live in the details: the vesting schedule that unlocks a lower rate, the trust language an underwriter will flag on day twelve unless it is addressed on day one. If your last lender told you your income “doesn't count,” what they meant is that they didn't know how to present it. That presentation is most of this profession.
We take on around sixty engagements a year. Enough to stay sharp; few enough to know every appraiser, agent and attorney on your deal by first name.
